The Golden Gateway precinct offers great potential as the north-western gateway to the City of Belmont.

While the area presents an opportunity for high-quality mixed commercial and residential develpment, coordinated planning is needed to overcome site constraints and land fragmentation.

That's why we're creating a local structure plan to coordinate the future subdivision, zoning, and development of the Golden Gateway precinct.

The precinct is a portion of land in Ascot generally bound by Great Eastern Highway, the Swan River, the Ascot Waters precinct, and Ascot Racecourse.

A draft local structure plan is now open for public comment.

Structure plan scope

The Golden Gateway Local Structure Plan (GGLSP) addresses numerous aspects of town planning and development, including requirements, improvements, and modifications relating to:

  • Land use and zoning

  • Building and development

  • Movement network

  • The public realm

  • Infrastucture and servicing

  • Stormwater management

  • Implementation
